1. Provide you with a Rent vs. Own Analysis (Tax Savings), through the lender.

2. Provide you with several loan sources, which will explain the loan application process, and types of loans available to you and provide you with handbooks for all of the above.

3. Provide you with information regarding Buyer-Broker Agreements.

4. Help you identify your home buying goal/s: Home ownership; help you find that special home, prime location, schools, acceptable financing, etc.

5. Coordinate and implement a home search plan consisting of your wants and needs (price, beds, baths, home and lot square footage, location schools and other prioritized specifics) . Establish our agency relationship by previewing homes on your behalf and schedule touring and showing you a selection of homes that meet your criteria and price points.

6. Provide you with a list of the home improvements that add value to your home. As you may already know, location (both area and location on your street) can add or reduce value.

7. After finding that special home we will strategize. I will counsel you in preparing an attractive offer that will both appeal to this particular seller either stand alone or in competition with other offers. I will share with you my knowledge of the market, regarding pricing, and comparable properties of your selected home/s and define market value. 


8. Discuss with you the many different types of Disclosures and Disclosure forms, such as: Agency, Sellers Transfer Disclosure, the Peninsula Regional Data Service Supplemental Disclosure, Special Studies Zones, Superfund Clean-up sites, Fault and Flood Zones.

9. Provide you with a checklist for negotiation; present the contract to the seller. This will include the negotiation of lowest price in combination with your other desired terms (move in date, credits, repairs, etc) to ensure your smooth transaction into your new home.  

10. Advise and counsel you regarding all terms and conditions of the contract to purchase the home and explain any attachments and addendums.

11. Provide you with a list of Licensed Contractors/Inspectors, and order any and all inspections as per your wishes to include my recommendations. Advise you regarding conducting a permit search, if needed. Provide documentation for all parties to the transaction.

12. Provide you with "In preparation of moving day" list to guide and advise you of week by week then day by day activities checklist to help you prepare you for your "moving day". Provide you with all contact numbers in changing over or setting up of utilities, such as PG&E, Garbage, Recycling, Phone and Water.

13. Order any Home Warranty Policy for your new home and explain the difference between the basic policy and the extended coverage policy.

14. Provide counsel regarding the different ways to take Title/Ownership of your new home. Monitor the loan process, prepare escrow file for lender, ensure the appraisal has been ordered.

15. Obtain for you an estimate of closing costs and monthly payments based on the loan chosen by yourself or recommended to you.

16. Prepare and make available to the proper party all real estate documents needed in preparation for your escrow.

17. Set up escrow and coordinate all proceedings, including inspections, verifications, contingency removals, and collection of all information pertinent to your escrow.

18. Monitor prompt delivery of all reports and documentation.

19. "Time is of the Essence". I will counsel with you regarding the timing of all points in the transaction from beginning to end.

20. Be there with you to review all documents and inspections, be your partner/friend throughout the escrow and after the escrow.

21. Prepare walk-thru checklist and schedule walk-thru before the funding of your loan.

22. Coordinate the close of escrow.
