The Great Menlo Park Market Statistics Caveat: Menlo Park is actually made up of two markets in one ZIP Code, which tends to confuse our results. East Menlo Park (East of the 101 Freeway) is seeing declining sale prices and increasing times on the market along with a rising number of short sale and foreclosure homes. Menlo Park (West of 101) is tracking much more like the Palo Alto market, with a limited inventory of homes for sale and steady to increasing prices. A fairly accurate rule of thumb is that Menlo Park follows the upper two quartiles (1st and 2nd), and East Menlo Park falls into the lower two.
