It is extremely important in the process of buying or selling one’s property, to have an outstanding Realtor who genuinely cares about their seller or buyer. This person to me is Wai See Cheung.
I had the pleasure of meeting Wai See approximately fifteen (15) years ago. I was looking through the newspaper looking at homes for sale, as I had gone through a divorce and my son and I were living in a very large five (5) bedroom home. It was time to downsize but I had absolutely no idea what was available, or what type of home to even look at.
I saw a home that sounded interesting, and Wai See was the listing agent. I left her a message so that I could get some information about the property. I was extremely impressed that Wai See called within a couple of hours. She sounded well informed about the listed property and of others in the Cupertino, Ca., area.
We arranged to meet, and talked about listing my house, and then looking for one that would work for my son and me. I was nervous about this huge change, and I must say that Wai See made everything work out. When it came to buying something to live in after the sale of our home, I had found a complex that I wanted to live in. There were none for sale, but Wai See’s determination paid off. She literally went door to door in the complex where I wanted to live, and asked if anyone was going to be listing their Townhouse.
Wai See got the information we needed and we ended up bidding on a townhouse, right where I wanted to live. There were five (5) offers, and a colleague of Wai See’s said that we should go in at $ 50K over the asking price. Just as we were going to present the offer, Wai See said that we should only offer the asking price. I got the townhome that I really wanted, and Wai See handled everything in a very professional manner. She not only got me the place, but she saved me 50K by going in at the sale price.
Real Estate is Wai See’s forte. She made the selling of my home smooth, and truly knew what she was doing. The sign went up, there was a date when bids would be accepted, and at that time, my home was sold, and may I add, we got 25K more than we asked.
Wai See is not pushy, forceful or “in your face”. She gets the job done and supports the client at the same time. We have remained friends this entire time.
In March of 2008, when the housing market was really bad, especially for selling of homes, my mother passed away, and we needed to sell my mother’s home. It was in
Willow Glen. There were many houses for sale in the neighborhood. Wai See’s advice was dead on. She told us not to invest in remodeling because whoever would buy the house would want to fix it the way they wanted to. This saved us a lot of money. We cleaned the carpets, painted a few walls, and then it was listed. Wai See wouldn’t take any offers until two (2) weeks later.
At the time of the offers, not only was there four (4) offers, but they came in at
$ 40K+ over the asking price. This has to do with the strategy that Wai See uses to make a sale. We couldn’t believe it, and the other houses in the neighborhood slowly were taken off the market, and never sold.
So far, three fantastic transactions, completed by Wai See. She is honest, kind, intelligent, extremely knowledgeable in the Real Estate World and a true pleasure to work with. I could have never done it without her. She is always available for questions, advice and the use of her expertise.

Thanks to Wai See I am now a homeowner. I don’t know how to thank her. She worked so hard and fought tooth and nail to get everything we needed. The short sale bank that we had to deal with was terrible, but Wai See managed to push forward and get escrow to close. If we had anyone else we would have never gotten our home.
As a first-time homebuyer my girlfriend and I tried doing everything ourselves, but it didn’t pan out so well. Then we got a recommendation for a “good” agent. But it turns out the agent was only interested in her commission rather than our needs. During one of our open house visits we bumped into Wai See and got her business card. I kept the card in my wallet for a couple of months and decided to contact her when we were ready to look again.
Calling Wai See and telling her that we were looking for a home was a phone call that changed our life. She walked us through every single step of the process from finding a mortgage lender to closing escrow to helping us find contractors to remodel our new home. Wai See is well connected and has only top notch recommendations. Her vast experience and negotiating ability is unrivaled. She managed to get the seller to cover our closing costs and then some. Besides being the best in the business she is a great person. She stepped up to the plate and made sacrifices that even my own family or friends wouldn’t probably do. The short sale bank we had to deal with were greedy and unreasonable, and for any other agent the process that we went thought would have been the biggest ordeal a buyer can go through, but Wai See somehow made us feel assured and comfortable with the entire process. She didn’t sell us a house; she helped us buy the home we dreamt of. Wai See’s service is priceless and she is the ONLY real estate agent I will recommend. |

Good real estate agents are hard to find, particularly agents who really work for their dime. Wai See is so totally committed to helping you through your real estate transaction, whether it's buying or selling your home, she'll be there with you every single step of the way. Sounds like a tag-line, but she's excellent!
Wai See helped us find our first home; she even helped us find a mortgage lender (there was nothing in it for her from the lender), and she was there for us emotionally as well as we approached our way into the home owners realm. During the time of finding a house, she made sure we were up to date with the current listings. At no point in this transaction did we ever feel abandoned or ignored. It took us some time to find a home because let's face it, you can't expect the perfect house to come on the market at the time you're looking. So patiently Wai See kept finding listings after listings until she found the right one.
When we sold our first home after 6 years, she meticulously went through the home and made suggestions as to what needed to be fixed before we were to put our home on the market. She also had a list of people to use to do the necessary updates/fixes; the people were reasonably priced and their work was well done. When our house was put on the market for less than a week, we had more than 10 offers. All the time our house was in the process to be sold, Wai See always made sure we were on the same page as her. Broken communication is nonexistent with her and yet she's not a pest about it either. She just calls and tells you what is going on and/or emails you and you get a good feeling that things are moving along smoothly, and they most certainly do!
Staying true to our word, we had Wai See help us find our current home and like always she made the transaction move smoothly even though we were buying a house from a seller who had lived in it for a long time and was going through seller's remorse. Poor Wai See had to interface with this family, but she's the utmost professional and handled it better than any lawyer could.
So the bottom line is I highly recommend Wai See, and I will ask her to help us when we decide to move again! (P.S. Don't get thrown by her first name, English is her native language and Chinese is secondary.) |

I have purchased four new homes in my life, and never has my home buying experience been better than it was when Wai See was my buying agent. I went to view one of her listings during the Holidays of 2003. I needed to buy fast as I had already sold my home and had to move out fast. When I didn't like that property, Wai See asked me what I was looking for. To my surprise, two days later I got an email from her in the middle of the night telling me she found what I was looking for. She wanted to show me the property the next day-- that was Christmas day! Wai See took me to the place in the pouring down rain, and she was right-- it was the perfect place for me. She had really listened to the details of what I was looking for rather than trying to push me into something she had to sell or something that cost more. We made the offer that day.
All the way through to closure of escrow, Wai See was great. I was amazed at her organization in making sure everything was done accurately and timely from both the seller's side and our buying side. Wai See even set up a great binder for me for all the documents--it was organized impeccably for ease of understanding. She made sure I knew which were the most important and which required my immediate attention to see that the transaction was done in time so that I would not have to make an intermediate move. Wai See's efforts and professionalism saved me time, effort, and money, for which, I will always be grateful.

Wai See helped Marcus and I get into our first home, the home did not last long on the market. We were in contract with the selling bank within 72 hours from the home being listed on the market. To top it off, her persistence and professionalism had us close in less than a month and that is pretty amazing, especially for a REO transaction.
We had good timing with closing and moving into our new home, not to mention we were out of town while the Bank and Title worked together to meet our closing date. Wai See definantly kept us on our toes and kept us informed throughout the entire transaction. Buying or selling a home is no trivial matter -- as just about anyone knows. It is probably the single most important (and stress-producing) financial transaction most of us will ever experience. As a first-time buyer, this was especially true for me.
In my search for a home, I had met with several other real estate agents -- but unfortunately none that I felt truly comfortable with.........until Wai see. She made me feel completely at ease, knowing that someone was diligently tracking every detail, and watching out for my best interests. Her experience, knowledge and professionalism throughout the process were exceptional.
I can't recommend Wai See highly enough. She is now "stuck" with us -- as from now on she is the only person we'll trust with any real estate needs!

I have known Wai See for many years and I have always been impressed with her business acumen and work ethic. So when it came time for me to buy my home I knew that she was the best person to represent me.
I really wanted a home in South San Jose and she did take me to look at quite a few but I was very much underwhelmed with the selection. Then she convinced me to buy a new townhome in Sunnyvale which I really did not want to do because I did not like Sunnyvale at the time. It turns out that this was in fact a pretty wise business decision as now it almost 2009 and the home values have not dropped below what I paid in late 2006.
A good portion of the Bay Area has taken quite a beating yet the northern corridor along 101 through Silicon Valley has done comparably well. If I would have bought a home on South San Jose as I wanted then I could have lost up to 30% of the value depending on the neighborhood.Lots of Real Estate agents will tell you that they have your best interests in mind but Wai See really did have mine in mind when she strongly encouraged me to not pigeon hole myself into an area when the whole market was getting ready to take a serious down turn. In her position she knew this and helped me to make one of the wisest business decisions of my life.
When it came time to negotiate with the builder she helped me immensely to put together the offer and get $40K in incentives. This helped me in the financing so much and saved my closing costs, a reduction in the loan and over a year of paid HOA dues. She really was helpful through out the whole process and as a buyer it cost me nothing!
I highly recommend Wai See to anyone looking to buy a home. Her services just can’t be beat.

Wai See joined the team as a Sales Representative in March 2011 when the sales effort was just getting underway. The Fusion sales team sold an average of nearly 12 homes a month during the period of March 2011 through November 2012. The community was the fastest- selling new home community in California. The community attracted consistently high traffic averaging over 125 groups a week, and appealed to tech-savvy first time buyers who work in the Silicon Valley.
